Frequently Asked Questions

Each lodge is being sold with a 75 year Licence, which gives you the right to retain your holiday home on your allocated plot in Chargers Paddock at Harleyford Estate.
This Licence is in 3 parts; the “core terms” of the Agreement are in the Particulars page in Part I, Part II forms the Terms and Conditions of the Agreement and these are based on those used by the Caravan industry standard.
Part III is the Harleyford Estate rules which specify the practices designed for the smooth running and enjoyment of all users of the Estate.
Reservation
For a £1,000 non-refundable Reservation Fee we will secure a particular plot for the placement of your lodge. The plot will be reserved for a period of 28 days during which time you may review the copy documents pertaining to your purchase. Your Reservation Pack will include copies of the following documentation:
- The 75 year Licence Agreement
- The Estate Rules as applied to Chargers Paddock Lodges
- The Service Plan Agreement from Norwegian Log
- A full specification of the Lodge you are interested in purchasing
After 28 days, the 10% deposit becomes due.
Deposit
A non refundable 10% deposit together with the signing of your Purchase Agreement triggers manufacture of your lodge in Norway. (20% deposit if you are purchasing a lodge already built). The £1,000 Reservation Fee is deductible from this amount.
Interim Payment
Your lodge components will arrive at Harleyford about eight weeks later. A second payment of 50% of the purchase price will then fall due and construction of your lodge will begin. (the 50% interim payment for a lodge already built is due 4 weeks after order placed)
Completion
It will take an estimated further 12 weeks to complete the construction of your lodge. The keys to your lodge will be handed over to you on receipt of the final payment of 40%. (The final 30% is due approx 8 weeks from interim payment for a lodge already built). Title to the lodge will then pass to you. A Completion Pack will hold all your documents which must be kept safely:
- The signed 75 year Licence Agreement dated Completion day
- The Service Plan Agreement and Warranty Certificate from the manufacturers, Norwegian Log
- Warranties and instruction manuals for the heating systems and all the appliances
- The signed and agreed pre-delivery inspection form.
- The Electrical Safety Certificate
- The Harleyford Ramble map
There is no land title to transfer and therefore no registry fees or stamp duty. There are therefore no obligatory legal charges. However, you might well feel you need to seek your own legal advice.
Pitch Fees
The Pitch Fee is paid annually on or before 1st April. Fees are reviewed annually. The 2008 charges are:
£5,150 including VAT per annum for a D or E type lodge.
The Pitch Fee includes:
- 24 hour security
- Water
- Sewage
- Council Rates (Council tax is not applicable)
- Grounds and Maintenance of Chargers Paddock and a portion of the Estate, general maintenance of the road etc.
Insurance
You are responsible for insuring the lodge from the completion date. We can provide a list of insurance companies specialising in holiday home insurance, plus any contents insurance you require. You must provide us with a copy of your insurance certificate with your Pitch Fee every year for everyone’s mutual protection.
Maintenance
A maintenance contract with the manufacturers, Norwegian Log, is a condition of purchase. Your lodge will be serviced by Norwegian Log annually and you will be obliged to follow any maintenance advice that Norwegian Log might give you.
The current Norwegian Log 2008 service plan charges are:
£642 for 3 bedroom D Type Lodge inclusive of VAT per annum.
£600 for 2 bedroom E Type Lodge inclusive of VAT per annum.
£612 for 3 bedroom E Type Lodge inclusive of VAT per annum.
Services
Each lodge is connected to Harleyford Estate’s main water and sewage supply. Electricity is supplied directly to the owner of the lodge from Southern Electricity and we advise them of your details and the start reading as soon as completion takes place. Telephone and broadband cables are already within our service channels and you may contact BT directly with regards to connection to these services.
You may use your lodge between the months of March and January, but it may not be your main residence.
You may visit your lodge during February, but only during the hours of 9am to 4pm and for maintenance purposes only.
Bar/Restaurant
Our seasonal riverside restaurant and bar caters for all our Licensees. It serves home-made light meals and snacks at reasonable prices.
Shop
There is a small shop attached to the Chandlery open seven days a week which supplies essentials such as milk, tea, coffee, confectionery and ice creams.
Parking
Parking space will be provided alongside the lodges with additional parking for owners and their visitors.
Security
Harleyford benefits from an exceptional security service. There are two security personnel on duty 24 hours a day; one patrolling the grounds and one in the Gatehouse. We operate a sticker system for ease of access at the gate and restrict entry to all those without stickers. We also have CCTV cameras installed around the Marina which are monitored 24 hours a day. In February the security is stepped up and additional patrols are made around the lodges.
Golf Course
Harleyford boasts a renowned 18 hole private golf course with fine period clubhouse.
Marina
Reputedly the best Marina on the River Thames, Harleyford is home to some 300 boats ranging from 2m to 16m in length. In addition to the Marina Basin with all the facilities you would expect from a top class Marina, we also offer moorings along the banks of the River and around 2 islands reached by an electric ferry. Harleyford holds the coveted Five Gold Anchor Award for facilities and quality.
You may rent out your property through the Company for a minimum period of 4 weeks. Please ask for further details.
You may sell your lodge through the Company. An agency commission of 5% plus VAT will be payable.
You may bring a maximum of two dogs or two cats to your lodge. Dogs must be kept on a lead everywhere on the Estate and a suitable receptacle should be carried to clear up any mess.
You can access your lodge along the pathways within Chargers Paddock having due respect for your neighbours.
Generally, the area in front of your verandah and up to the lodge next to you will be considered for your use.
You will not be permitted access to the islands, hard-standing, Eastern Spit, Marina pontoons or Golf Club (unless you are a member), but you will be allowed to use The Harleyford Ramble, a very pleasant walking trail along the River and around the Estate.
